  • Q: Am I required to make my property available to Section 8?

    A: Some city laws ask that you make it an available option, however it is your choice. If you do make it available to section 8, you are not required to accept all section 8 tenants, tenants are still subjected to the same qualifying standards.
  • Q: Are you licensed?

    A: Yes, we are licensed. Colorado requires you to have a real estate brokers license in order to manage more than one unit.
  • Q: Can I reach you after hours?

    A: Yes, we have a 24/7 call center that can be used by owners or tenants.
  • Q: Do I get to see the lease or sign it?

    A: Yes, we will give you a copy of a sample lease when you join our team. When we get a possible tenant, we will review their situation with you in depth. If you would like to accept the tenant, we will send you the lease for your property and accepted tenant(s) to sign digitally.
  • Q: Do you sell real estate too?

    A: Yes, we do sell Real Estate. This gives us a chance to find good deals for our clients to grow their portfolio or to sell quickly if they need to get out of the rental business.
  • Q: How and when do I get my checks?

    A: You will receive payment through our online portal or you will receive a check paid by the 15th.
  • Q: Can you put the money directly into my account?

    A: Yes, you can set up direct deposit.
  • Q: How is rent collection handled?

    A: The rent is collected in a number of ways. Most tenants pay online with a debit card, credit card, or directly out of their checking account. They may also send a check to The Trinity Team or can come to the office and pay in cash.
  • Q: How long of a lease do you sign?

    A: Majority of owners and tenants prefer a year lease. We have leases that range from six months to two years. This is something that we can help manage for you depending on time of year and what you the owner prefers.
  • Q: How much security deposit do you charge the tenant?

    A: The damage deposit is usually the same as the monthly rent. If you accept pets, and the tenant has pet’s, then there is an additional nonrefundable pet fee.
  • Q: How soon can you start managing my property?

    A: We are capable of getting your property listed and on the market to rent the same day. All we need is access to take pictures and have you, the owner of the property, sign the management agreement and brokerage duties addendum.
  • Q: What type of properties do you manage?

    A: We manage single family homes, multi family, condo/town homes, small apartment buildings, commercial buildings, and HOA’s.
  • Q: What type of reports do I get and how often?

    A: You will receive detailed monthly statement’s either by US Mail or by upload on your portal. You will also receive an annual income statement with your 1099.
  • Q: Who holds the tenant security deposit?

    A: We prefer that Trinity Team holds the damage deposits in a non-interest bearing escrow account. You may also hold the deposit.
  • Q: Do you do background checks and/or credit reports?

    A: We pull both background check and credit reports for all adults to be on the lease. We cannot share these in specific form but can share in generalities which is enough to let you know if you would like to rent to the applicants.
  • Q: What type of people do you manage for?

    A: We manage to first time landlords, Real estate investors, Real estate agents, Institutions.
  • Q: Can I view my statements?

    A: Statements are uploaded to your portal and can be viewed by the 15th of each month.
  • Q: Do you require the owner to add you to the home owner’s policy?

    A: Yes, we do require to be added on the home owner’s policy.
